What To Do When Receiving a Violation Notice

 

  1. The “Violation Type” provides a description of the violation.
  2. The “First Inspection Date” is when the initial inspection occurred. 
  3. The “Compliance Date” is the date after which another inspection may take place and the violation may be escalated if it is not resolved. This does not mean that a reinspection will take place immediately following the compliance date. Certain issues may take more than 10 days to resolve, and you should always contact our office if you require additional time to bring your lot into compliance.
  4. The “Comments” section is the part of the letter that explains what is out of compliance, which provisions of the governing documents have been violated, and what needs to be done to resolve the issue(s). Most violations are the result of a site inspection, but if the notice is a result of a written complaint received by the association it will also be noted in the comments section. If you have additional questions about the comments section or don’t understand what needs to be done, please contact our office so that we may assist you.

A notice resulting from covenant enforcement by a member of the management team essentially means there is some provision of the governing documents we want you to be aware of so you can address the issue(s). The governing documents consist of the Articles of Incorporation, the Bylaws, the CC&Rs, and the Residential Area Design Guidelines, etc. They are all intended to assure the quality and desirability of living in Desert Ridge for current and future residents.
