Toll Brothers eyes milestone and the finish line for the Villages

In 2006 Toll Brothers launched the Villages at Aviano.  A luxury condo/townhouse development featuring 28 buildings each comprised of 14 units and 9 unique floor plans.  Excited buyers lined up to enter the lottery to become owners in this planned 392-unit luxury condo/townhouse development.   The first 19 buildings were built and sold prior to the 2008 real estate implosion.   Several years after Toll Brothers, like all other builders in the valley facing virtually no market for new construction, suspended the project.

For over 4 years travelers on 40th street north of Deer Valley were subjected to views of dormant land, construction trailers, and barrier fences. All too vivid a reminder of the economic melt down. That has changed.

In 2015 with the real estate market showing signs of life and the demand for new construction seeing a sharp increase, Toll Brothers resumed operations in the Villages and has ridden the wave  of buyers seeking new construction.  “We have seen a steady uptick of traffic in our sales center and resulting sales have put us ahead of projections. So much so that the final building is scheduled to break ground later this year.” noted Matt Trinklein Sales manager for the Toll Brothers at the Villages at Aviano.

The Villages is a popular option at this time for buyers in Desert Ridge wishing to purchase a new condo/townhouse.  And, it is a unique property. Homeowners have use of the Villages community pool, as well as the use of the community center and amenities of Aviano.   A very popular benefit to homeowners and a great incentive for buyers, which has helped push the units sold past the 75% milestone.

When a new development reaches 75% of units sold, the development turns over from developer control to the homeowners.   Carl DeFriez, the project manager for Toll Brothers, recently formed a transition team comprised of three homeowners and Dawn Fowler the Community Manager from CCMC, to provide a smooth transition from Toll Brothers control to the homeowners.   A new board was elected in May officially ending the developer’s control period.

While this milestone marks the final stage of this project, it is a new beginning for the homeowners in The Villages at Aviano.
