The Role of the Standards & Compliance Coordinators

The management team members you see regularly patrolling and inspecting the community, are the association’s Standards & Compliance Coordinators (aka: Covenant Enforcement Officers). They’re inspecting the community and neighborhood properties to ensure that everything is working properly, that conditions are safe, and that nothing is reducing property values or the quality of life in our community.

In short, they’re making sure guidelines, policies, and rules of the Desert Ridge Community Association (Master Association) CC&R’s and Governing Documents are being followed—from landscape maintenance, trash containers placement/removal, pet behavior, paint maintenance, parking, prohibited signs, to improper exterior modifications, resale inspections and much more. They also field complaints and numerous inquiries from fellow homeowners and, if necessary, remind you (or your neighbor) when a rule has been overlooked.

The Standards & Compliance Coordinators report their findings to the homeowner via an email and USPS letter and document the homeowners account in the association’s record with applicable photos and details accordingly. All community violations identified are conducted in accordance with the Desert Ridge Community Association Enforcement and Fine Policy as stated in the Desert Ridge Residential Area Design Guidelines. Most violations are easily resolved without board involvement. If not, the next step is a possible hearing before the board—we want to hear your side of the story. Those who continue to ignore rules may be fined, or worse. The most serious cases may end up in court, though we try very hard never to get to that point.

The association’s Standards & Compliance Covenant Enforcement Officers perform a vital function; please treat them with courtesy and respect. If you have any questions about the rules, the officers should be able to explain them. The association community manager and board members also are happy to listen and respond to your concerns.
