After almost a full year of developing 81 pages of detailed bid specifications and following two intensive competitive bidding processes, the Desert Ridge Community Association Board of Directors recently approved $810,750 for the Yavapai and Coconino Washes Erosion Remediation Project.

Buesing Corp and AAA Landscape were selected as the approved firms to undertake this project.  Buesing Corp will be responsible for the majority scope of work that the detailed bid specifications of this project entails.  Buesing scope of work will involve scheduling, coordination of one mobilization to commence the erosion remediation of both washes.  Buesing will perform the demolition and grading for all the channels, dowels for the channels, construct new concrete pavement and shotcrete the channels and banks.  AAA Landscape will replace plants, irrigation and granite that is disturbed during the erosion remediation in both washes. AAA Landscape will also provide the labor, equipment, materials and clean up detail to complete the project.

The areas of the Yavapai and Coconino Washes that are maintained by the Desert Ridge Community Association (Master Association) run south of both Sanctuary and Cielo sub-associations to the Deer Valley Drive bridges.  Overall, these washes have held up very well since being developed over 25 years ago.  However, there is extensive erosion specifically at the two washes drop locations, along the channels and banks that Buesing Corp will be stabilizing with fill dirt, crack sealing and shotcrete.

The erosion remediation project for both washes is tentatively projected to take about 3-4 months from start to finish.  We initially anticipated the erosion remediation project to start late September to early October, following the 2019 monsoon season.  However, Buesing Corp is proposing to start the work right after Labor Day, the first week of September. Possibly even in mid to late August.  Buesing Corp is cognizant of the monsoon season, which is from June 15th through September 30th.

Buesing Corp and AAA Landscape would complete their work no later than the end of December or into January 2020. We know this is a wide open schedule, but it is difficult to anticipate how many drop structures Buesing Corp and AAA Landscape will be able to complete per week or month. It would be dependent on the availability of their crews and the weather.

Buesing Corp has provided maps that show the shotcrete pump locations that will be impacted where they plan to setup their shotcrete pumps to enter into the washes. Buesing Corp will make sure they communicate to the management team well in advance of each location so we can notify the residents in each area. Buesing Corp doesn’t think the grading should impact any residents, other than maybe a water truck sitting on the side of the road. They will make sure to place traffic cones around the water truck and any other areas to alert residents of work in progress during the project.

It is the goal of Buesing Corp, AAA Landscape and Desert Ridge Community Association to minimize any adverse impact to the community residents that live in close proximity to these two washes and to those that walk, bike, run and skate along the pedestrian trails/walkways along these two washes during
this project.
